2024 was the first year we have seen a drop in $/SF in downtown Austin since 2016. 2023 the condo market sat at a median value of $827/SF and 2024 ended at $771/SF. Here’s a graphic of the past 10 years:
my thoughts - The drop in supply was due to the end of year refresh. Expect supply to increase through the spring.
Austin ranks 5th in growth metro by U-Haul who ranks “growth metros” by net gain, which contrasts the number of one-way equipment entering a city versus those leaving. Texas was the 2nd growth state behind South Carolina
Waterloo Records is moving to a larger location - the new space will have more parking, space to host concerts, and should be ready for SXSW shows this year! Endeavor purchased the current site in 2019, still no known plans but will go vertical.
