When analyzing downtown condo data, it’s important to look at price per square foot. 2023 the median condo value was $720,000 and so far in 2024, the median value is $763,500, a 6% increase! If you are to look at $/sf, 2023 is $827/sf and 2024 is $754/sf, a 9% decrease. Which is correct? Well the median square footage sold in 2023 was 1,060 while 2024 is 1,200. This makes the condo values inflated for 2024.
