Reasons why I like to look at $/sf for the downtown market, the median square footage sold in the first half of 2024 was 1200 relative to the 1050 in 2023, causing the median closed value to be higher in 2024 than 2023.

189 Total Active Listings (201) -6%

10 New Listings (14) -29%

14 Pending (15) -7%

4 Closed (5) -20%

*overall slow down with supply and demand both decreasing


Stay in the Loop

  • Paseo tops out at 48 stories - another milestone for an apartment building on Rainey St. The 557 unit apartment building is expected to complete late 2025.

  • Katz Deli returns to downtown - closed in 2011 after 32 years on west 6th, the “Never Kloses” 24/7 NY deli & bar purchases the Rio night club on west 6th and Rio Grande.

  • New Business in 2024 - latest businesses that have made their mark on downtown Austin this year. Have you tried any of these?
